If you are looking to purchase a home in the West Pembroke Pines area you are almost guaranteed to spend over $300K in today's market. Most properties in Pembroke Pines that enter the market sell above, at, or extremely near list price so finding a steal is extremely rare. A great solution for someone looking to purchase a home in West Pembroke Pines for less than $300K is Malibu Bay, located in Chapel Trail.

Malibu Bay offers 2 story townhomes and 1 story corner villas; 3 bedrooms with either 2 or 2.5 bathrooms. A fully renovated property in Malibu Bay sells for more or less $265,000 in today's market. Though the properties are not huge, they are located in a highly desired area. Malibu Bay is fence to fence with West Broward High and right across the street from Somerset Academy, both highly rated schools. Located inside of Chapel Trail you can also find Chapel Trail Elementary which is an A rated school.

Since Malibu Bay is the only sub $300K subdivision in Chapel Trail the listings are selling EXTREMELY FAST! At times there are 0 Malibu Bay homes available for sale so I recommend working with a Realtor that specializes in the area and is capable of finding property that is not on the market.

Sometimes when purchasing a townhome or villa you cannot use a FHA loan (3.5% down payment) because they are governed by a Condominium Association. Fortunately, Malibu Bay is governed by a Homeowner Association so FHA and VA financing is completely fine.
